These Terms & Conditions ("Terms") govern your use of the Property Inspection DXB website at propertyinspectiondxb.com (the "Website") and the purchase or use of inspection and snagging services provided by Property Inspection DXB ("we," "us," "our," or "Company").

By accessing the Website, submitting an enquiry, requesting a quotation, booking an inspection, or using our services, you agree to these Terms. If you do not agree, please do not use the Website or our services.

These Terms should be read together with our Privacy Policy and any quotation, booking confirmation, service agreement, or other written terms provided to you.

1. Our Services

Property Inspection DXB provides property inspection and snagging services, including home inspections, property snagging, AC inspections, renovation inspections, and related inspection services.

The exact scope of an inspection depends on the service purchased and the scope stated in the quotation, booking confirmation, or service agreement.

Our services are intended to help clients identify visible defects, apparent issues, workmanship concerns, and other conditions within the agreed inspection scope. An inspection is not a guarantee that a property is free from defects.

2. Inspection Scope and Limitations

Unless expressly agreed in writing, our inspection is a visual and non-destructive inspection of reasonably accessible areas and components.

We may not be able to inspect areas that are inaccessible, concealed, locked, unsafe, obstructed, operating abnormally, or otherwise unavailable at the time of inspection.

We do not normally dismantle walls, ceilings, floors, equipment, fixtures, appliances, mechanical systems, or other components unless a separate written agreement specifically provides for such work.

An inspection may not identify concealed defects, latent defects, intermittent faults, defects that occur only under particular conditions, or issues that become apparent after the inspection.

Specialist testing, laboratory analysis, structural engineering, architectural, legal, valuation, environmental, pest-control, or other specialist services are not included unless expressly stated in writing.

3. Inspection Reports

Where included in the purchased service, we will provide an inspection or snagging report describing observations made during the inspection.

Reports may include photographs and recommendations based on the inspector’s observations.

Reports are prepared for the client and for the property and inspection date stated in the report. A report should not be treated as a guarantee of future property condition or performance.

The client is responsible for reviewing the report and raising any questions or concerns promptly after receiving it.

4. Client Responsibilities

The client must provide accurate information necessary for the inspection and must ensure that the inspector has lawful and safe access to the property and relevant areas.

The client should arrange access to rooms, plant areas, utility areas, parking areas, roof areas, or other locations that are included in the agreed inspection scope.

The client must inform us of any known hazards, access restrictions, special conditions, or relevant information that could affect the inspection.

We may postpone, limit, or refuse an inspection where access is unavailable or conditions are unsafe.

5. Property Access and Safety

Our inspectors are entitled to refuse or stop an inspection if they reasonably believe that conditions present a risk to health or safety, including electrical hazards, structural instability, water hazards, hazardous substances, unsafe access, aggressive animals, or other dangerous conditions.

Where an inspection cannot reasonably be completed because of access or safety issues, we may arrange a rescheduled visit subject to availability and any applicable additional charges.

6. Quotations and Pricing

Quotations are based on the information available to us at the time of quotation and on the agreed scope of work.

Additional services, larger property areas, additional units, repeat visits, specialist testing, travel outside the agreed service area, or other work outside the original scope may incur additional charges.

The applicable price will be communicated to the client before the relevant additional service is performed, where reasonably practicable.

7. Bookings and Confirmation

A booking is confirmed only when Property Inspection DXB has accepted the booking and, where applicable, the required payment or deposit has been received.

Appointment times are subject to availability. We will make reasonable efforts to attend at the agreed time but may need to reschedule due to circumstances beyond our reasonable control.

8. Payments

Unless otherwise agreed in writing, fees are payable according to the quotation, invoice, booking confirmation, or payment instructions provided by us.

The client is responsible for providing accurate payment information and paying all agreed charges by the applicable due date.

Where payment is overdue, we may suspend or delay services until the outstanding amount is resolved, subject to applicable law.

9. Cancellation and Rescheduling

If you need to cancel or reschedule an appointment, please contact us as soon as reasonably possible.

Any cancellation, rescheduling, deposit, or refund conditions applicable to your booking will be stated in the quotation, booking confirmation, or service agreement.

Where no specific cancellation terms have been agreed, we may charge reasonable costs already incurred because of the cancellation or late rescheduling, to the extent permitted by applicable law.

10. Refunds and Complaints

If you believe a service was not provided in accordance with the agreed scope, please contact us promptly and provide details of your concern.

We will review legitimate service complaints and, where appropriate, may offer a correction, follow-up inspection, partial refund, or other reasonable remedy depending on the circumstances and applicable law.

Nothing in these Terms is intended to exclude or restrict any mandatory consumer rights or remedies available under applicable UAE law.

11. No Guarantee of Defect-Free Property

An inspection is an assessment based on the conditions observable and accessible at the time of inspection.

Because buildings, systems, materials, and equipment can contain concealed or intermittent defects, we do not warrant that an inspection will identify every defect or future problem.

Where we recommend that a matter be assessed by a qualified specialist, the client should obtain appropriate specialist advice before relying on the relevant component or making significant decisions about the property.

12. Limitation of Liability

To the maximum extent permitted by applicable law, our liability in connection with a service will be limited to losses that are reasonably foreseeable and directly attributable to our failure to provide the agreed service with reasonable care and skill.

We will not be responsible for defects, damage, losses, or conditions that were concealed, inaccessible, outside the agreed scope, caused by third parties, or arose after the inspection, except to the extent that applicable law provides otherwise.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited under applicable UAE law, including mandatory consumer protections or liability arising from fraud or other matters for which limitation is prohibited by law.

13. Use of Reports

Inspection reports are prepared for the client’s use in connection with the property and service for which the report was commissioned.

The client may share the report with the property owner, buyer, seller, landlord, tenant, developer, agent, lender, insurer, or professional adviser where reasonably necessary for the client’s property transaction or decision-making.

No third party may rely on a report as creating a contractual relationship with Property Inspection DXB unless we have expressly agreed to such reliance in writing.

14. Intellectual Property

Unless otherwise stated, the Website and its content, including text, branding, logos, graphics, photographs, reports, templates, and other materials, are owned by or licensed to Property Inspection DXB and are protected by applicable intellectual property laws.

You may use information made available to you for your personal or legitimate business purposes. You must not reproduce, modify, distribute, sell, or commercially exploit our content without our prior written permission, except where permitted by law.

15. Website Use

You agree to use the Website lawfully and not to:

  • Attempt to gain unauthorized access to the Website or its systems
  • Introduce malicious software or harmful code
  • Interfere with the operation or security of the Website
  • Submit false, misleading, or fraudulent information

Any dispute will be handled by the competent courts or dispute-resolution authorities having jurisdiction under applicable law.

Nothing in this section limits any mandatory consumer rights or dispute-resolution mechanisms available to a consumer under UAE law.

22. Entire Agreement

These Terms, together with any applicable quotation, booking confirmation, service agreement, invoice, and our Privacy Policy, form the agreement between the client and Property Inspection DXB regarding the relevant Website use or services, unless a separate written agreement expressly states otherwise.
